Lockton, the world’s largest privately held, independent insurance brokerage, today revealed new renderings and design details of its future global headquarters in Leawood, Kansas. One of the largest build-to-suit office developments to break ground in the Midwest in the past five years, the project reflects a long-term investment in Lockton’s people, growth, and future.
Designed as a next generation workplace, the headquarters reflects Lockton’s confidence in its people, growth, and the enduring value of bringing teams together in person. The project will support collaboration, strengthen culture, and create meaningful space for Associates, clients, and partners as the firm continues to expand globally.
The Lockton headquarters will serve as the cornerstone of a premier mixed-use development encompassing over 30 acres, spearheaded by VanTrust Real Estate. This project will offer restaurants, a luxury hotel, retail space, childcare facilities, outdoor amenities, multifamily housing, and additional office accommodations. Ample parking will be provided, and a walkable environment will seamlessly integrate the workplace with the surrounding community.
Rooted in the Kansas City region, the headquarters draws directly from its surroundings, employing regional materials and thoughtful details that reflect the area’s landscape and character.
A Modern Headquarters with Deep Local Roots
Locally-sourced limestone will feature prominently throughout the site, grounding Lockton’s headquarters and the building itself in the company’s Midwest heritage. Indoor and outdoor amenity spaces will be practical, welcoming, and flexible, supporting both day-to-day work and connection across teams.
The design is iconic and modern, with clean lines, warm materials, and human-scaled spaces, a nod to the era in which Lockton was founded 60 years ago. The result is a headquarters that feels timeless rather than trendy, honoring the firm’s history while supporting its future.

A New Anchor for Leawood
The twelve-story tower will anchor the new development at State Line Road and College Boulevard, adjacent to the natural setting of Leawood City Park. At approximately 450,000 square feet, the building will serve as the centerpiece of the 34-acre project.
A second phase is planned for an additional office building of approximately 225,000 square feet.
Designed to Connect People and Place
A series of cascading limestone terraces steps naturally down the topography of the site, creating outdoor gathering spaces and an intimate setting for Lockton’s retreat building—a smaller, separate structure integrated into the hillside. Direct links to Leawood City Park and nearby trails, along with a small on‑site park, further connect the headquarters to the community.
At the building entry, a deep bronze canopy leads into a light-filled lobby that opens directly to surrounding green space, reinforcing a sense of openness and community from the moment visitors arrive.
The tower will feature high-performance glass and warm, metal accents inspired by the colors of the Kansas prairie and sky, allowing the building’s appearance to shift subtly throughout the day.
Looking Ahead
The headquarters project, first announced in December 2025, is scheduled to break ground this summer. Lockton expects to relocate to the new building in early 2030.
